Wall construction is especially important in a compact home, where the temperature difference between inside and outside can be significant throughout the year.

To create a comfortable, energy-efficient living environment, we use a layered wall system designed to control heat transfer, moisture, and air movement.

Our wall assemblies include a vapour barrier on the warm side of the wall, a weather-resistant moisture barrier on the exterior, and a ventilated air cavity behind the cladding to assist with drainage and drying. We also carefully seal around windows, doors, and service penetrations to minimise unwanted air leakage.

These building practices help reduce the risk of condensation, improve thermal performance, and protect the home from moisture-related damage for years to come.

Structure & Transport

Ikigai manufacturer’s it’s own Tiny Home Trailers. Mitch believed the trailer chassis’ available in Japan at the moment were not up to standard compared to those in other countries. So we used our international experience to design and manufacture our own from scratch. Suited to real-world towing experience and weight distribution.

Trailer houses must be built to withstand typhoon winds, seismic activity, and the stresses of transportation.

Not only does Japan present some of the world’s most demanding environmental conditions, but every home must also endure the journey from our factory to its final destination. During transport, the structure is subjected to constant vibration, twisting forces, and highway winds exceeding 100 km/h.

Drawing on construction experience from three continents, Ikigai incorporates proven building techniques and structural detailing designed to create strong, durable homes that are built to travel and built to last.

The connection between the trailer chassis and the home itself is one of the most critical aspects of trailer house construction.

Every Ikigai home incorporates multiple structural connection points, engineered tie-down systems, and heavy-duty hardware designed to securely connect the home to the chassis. These systems work together to resist movement during transport and help ensure the home remains safe, strong, and durable for years of travel and use.

The outside matters as much as the inside.

Exterior Weather Protection

Japan experiences everything from heavy snowfall and freezing winters to intense summer heat and typhoon conditions. We select proven exterior materials such as Galvalume steel and Japanese cedar (Sugi), chosen for their durability, weather resistance, and long-term performance in demanding environments.

Keeping water out is one of the most important aspects of building a durable home. Every Ikigai home incorporates moisture barriers, flashings, drainage paths, and ventilated wall cavities designed to direct water away from the structure and allow the building to dry naturally if moisture does occur.

We believe good construction isn’t just about how a home performs on day one, but how it performs ten or twenty years from now. That’s why we focus on durable materials, practical detailing, and systems that can be easily maintained throughout the life of the home.

Every Ikigai home comes standard with the construction methods, quality materials, and build practices outlined throughout this guide.

Your starting price includes the trailer registration (Shaken), electrical and plumbing systems, built-in fixtures, hardware, and appliances. In short, if it is fixed to the home, it is generally included.

A simple way to think about it is this: if you can pick it up and walk outside with it, it is probably not included. If it is built into the home, it probably is.

For a full list of exclusions, please refer to the “Quoted Separately” section. If you have any questions about what is or is not included, our team will be happy to help.

All upgrades and optional features are quoted during the design phase, giving you a complete understanding of costs before construction begins. No additional work proceeds without your approval.

The listed starting price does not include Japan’s 10% consumption tax, which will be added to the final invoice where applicable.

Transportation of your home from our facility to your site, including any required permits or special transport arrangements, is not included. We supply a transportation quote before purchasing the home. 

Any work required to prepare the land before installation, such as clearing vegetation, leveling the ground, or removing obstacles, is excluded.

Connection of electricity, water, sewer, septic systems, gas, internet, or other services to the unit is not included. Our team will work with you to help you understand what is required before we deliver the home. 

External structures such as decks, entry stairs, platforms, footings, or custom foundation systems are priced separately unless specifically included in the quotation

Excavation, retaining walls, drainage systems, road access, driveways, and other site infrastructure works are not included in the starting price.

Any furniture or appliances that is not ‘built in’ are not included in the starting price. If you would like your home furnished before delivery, please ask us about our furniture and appliance packages.

If the home is intended for short-term accommodation use, any licensing applications, business registration, operational setup, or compliance consulting services are not included. Ikigai uses licensing and business start-up partners for our customers. Please ask for details.
